Spa space for rent for facialsWhat is a day spa?

A day spa is a place that offers a variety of spa treatments, typically including massages, facials, body treatments, and nail services. Unlike destination or resort spas, which offer overnight accommodations and a more immersive experience, day spas cater to guests who visit for a single day of pampering.

What will you need? That depends upon the type of business you plan to operate, but we can give you some food for thought regarding a list of essentials:

  1. Massage table
  2. Pedicure chair
  3. Skin care equipment and supplies
  4. Towels
  5. Hydraulic chairs
  6. Shelves for products you will sell
  7. Shelves for documents
  8. Reception desk
  9. Furniture for your receptionist area
  10. Movable trolleys and carts
  11. UV lights
  12. Lamps
  13. Masks
  14. Sanitary items (gloves, etc. )
  15. Facial steamers

We must emphasize that this is a partial list; not all items on this list may be applicable to the type of business you plan on owning; it only serves as guide to consider.

Salon and suitesOptions for buying or renting a retail location.

The biggest decision you will need to make is regarding the physical location of your enterprise.

If you opt for buying a retail property, be prepared for an expenditure of, on average, $500,000. Yes, that is a great amount of money, but real estate prices are rising, and you need to be aware that there is no inexpensive approach to buying retail property.

The other option you have is to rent a retail property, in which case you are looking at, conservatively, in the $1500-$5000 range, per month, depending upon your location.  Add to that the cost of decorating, furnishing, utilities, Wi-Fi, marketing . . . we believe $5000 per month is wishful thinking, but we need to start the conversation with some price, so let’s lowball it and say $5000 minimum.

Start small and grow into success.

There is one other option, one which is affordable and one which carries considerably less risk for someone just starting out.  Rent a spa room, or salon suite, from a company like Hill Country Salon Suites.  In this scenario, you are simply renting spa rooms for rent from which you will operate your day spa.  This option is much less expensive ($500-$1500 per month) with hardly any upfront expenses, and often many of your secondary expenses like utilities and Wi-Fi are included in your salon suite rental price.

The beauty of this option is it presents much less risk.  You can begin with a one-person spa space for rent enterprise and grow into success.  When the time comes to expand, you can rent a larger suite or rent an additional adjoining suite, while still keeping your overhead costs lower than renting a building.
